Whistler has a lot of regulations that can be difficult to unpick for even the most skilled researcher. There are different zoning types and each of these has an impact on what you can and can’t do with a property. As the most basic of overviews, this is what you’re up against;

 

Phase 1 Zoning

This is the most desirable type of ownership that potential buyers and investors will be after. It allows the owner to rent their condo, townhouse or house out on a nightly basis. Owners can recuperate a good proportion of their mortgage costs this way and they are able to support the huge tourist industry here in Whistler. There are a lot of great rental managers around too, so this doesn’t have to be something you manage yourself. In many cases, it is prudent to set up with a rental manager in the first year as they have access to a large network of rental platforms and return guests.

 

Phase 2 Zoning

Within the real estate listings on this website, you will find a number of properties ranging from $100-300k. Great price for Whistler right? These properties are generally a hotel-type property and often a room in a hotel. Buying one of these can be a really great investment as you will benefit from a pooled revenue system during the time that you don’t use it, but it’s crucial that you understand the usage limitations and expected revenue outside of your usage.

 

Phase 3 Zoning

Phase 3 zoning in Whistler is for your typical residential property. You will still be able to rent this out but only on a long-term basis.
